If you are thinking of selling your home you will need a Home Information Pack before marketing your property.
 
 
Energy Performance Certificate
 
This is produced by a Domestic Energy Assessor who will need access to your property to carry out a survey to assess its carbon consumption. The survey looks at construction, heating, insulation, lighting, volume and area of exposed walls. A local surveyor will also take into account any conservation areas, or listed building restrictions that may effect your property before making recommendations on the report as to the improvements that can be made.
 
The certificate once produced will also provide average costings of  running the house and savings that could be made after carrying out the recommendations. This is base on an average occupancy and living temperature for your type of property and does not take into account any savings made by changing your energy supplier.
 
 
Legal Pack
 
The pack contains a copy of the Land Registry Office Copy Entry, Land Registry Plan, HIP compliant search, water and drainage search and (for leasehold properties) leasehold documents. Our searches not only indemnify you, but also any potential buyer, actual buyer and their mortgage lender, making our HIP very attractive to a purchaser. 
 
We will endeavour to draw your attention to any issues that come to light whilst preparing your pack, and advise on a course of action to resolve the issue.
